North Shore Oahu Private & Public Schools: Elementary, Middle & High Schools

A North Shore Oahu home comes with certain challenges. As residents there proudly acknowledge, it is Oahu’s version of The Country, placing you in the midst of incredible scenes of Nature’s beauty and power, but also making even daily errands a longer haul. However, one thing that is covered is the school system.

7 Elementary schools are found from Kaaawa, where the borders of Windward Oahu and the North Shore blur, all the way east to Waialua. The smaller population does mean, however, that the Intermediate and High School levels are combined, with just 2 up here.

That’s the same number of private schools within this district, one of them that’s sure to be a surprise to even experienced Hawaii education watchers. There’s also the North Shore Charter School that’s aiming to open for the 2018/19 term, serving, at least initially, 7th & 8th grades. Though not an option now, it shows the possibilities for the future.

The choices may not be as broad on the North Shore, but they are solid and your child will find a place in their classroom waiting for them. Country life doesn’t mean a long bus ride to town any longer for the keiki of today’s North Shore homeowner.

If you’re considering Central Oahu – Pearl City, Aiea, Waipahu, Mililani, Wahiawa – in your real estate search, you may be wondering about the education options. After all, schools in Central Oahu currently don’t enjoy the same profile as their neighbors on the southern side of the Island.

Honolulu has the marquee names in private institutions, for instance, and the 2nd City is where Hawaii’s newest public schools are being opened, with more to come. Should a parent be worried if they’re considering moving to Central Oahu? Short answer: No.

The long answer is contained in the listings below. There you’ll find elementary schools that are ranked in the Top 10 in all Hawaii by Honolulu Magazine. Further down are 3 high schools that US News & World Report has given the same honor this year. All of them in Central Oahu.

Private schools are covered, too, this area offering religious-based institutions, intensive college-prep curriculums and some that provide both. Shopping for a home in Central Oahu doesn’t mean sacrificing anything on the education front for your family. All the reasons why are spelled out below.

Lanikai Homes vs Kailua Beachside Homes – Which is Better?

If you are so lucky as to being able to choose between these two spectacular Kailua real estate options – Lanikai homes and Kailua Beachside homes – then it is purely a matter of personal preference and not that either one of these beachfront communities is better than the other.

Lanikai has an exclusive, beachy vibe with a very active community. For anyone not familiar with the layout and access of Lanikai, there is basically only one way in and one way out. The entrance into Lanikai is right off Kailua Beach Park with Aalapapa Drive and Mokulua Drive forming a one way loop through the whole neighborhood with side streets branching inward and out.

On any given day you will run into your neighbors walking or jogging the loop, hiking the pillbox or paddling to the Mokulua Islands. Life is easy, fun and exciting when you live in Lanikai. The residents  are a nice mix of Kamaaina families and newcomers and in my experience all of them have one thing in common: They love the lifestyle and in general are very friendly and laid back.

The community still has a local Hawaii feeling to it and not every home is a multi million dollar mansion. In the recent years it has gotten quite crowded on Lanikai Beach, especially on weekends with tourists and locals gathering and enjoying this awesome stretch of sandy beach. So if a prospective buyer is looking for a more private, gated community type of living, then Lanikai is not going to work. This is definitely a community where people don’t hide behind their walled off mansions and keep to themselves. There are way too many fun things going on in Lanikai to not wanting to be part of it. Apart from all the ocean activities, you also have Mid Pac Country Club offering an array of activities and Lanikai Park with a little playground, pickup basketball and soccer games. Lanikai has one good surf spot to the left off the Mokulua Islands, but mostly the waters off the beach are very calm and lend themselves more to swimming, paddling and kayaking.

The issues of traffic and parking are being addressed and currently there is a project underway to make the most heavily congested intersection by Kalapawai Market into a roundabout.This will definitely help with the flow of traffic in and out of Kailua Beach Park and Lanikai. Also, any three day weekend (Veteran’s day for example) has  now a no streetside parking restriction in all of Lanikai. This has made a huge difference for all residents in Lanikai with these special long weekends being uncongested and laid back, just like it was years ago. That being said, Lanikai is just so welcoming and fun that there will always be visitors to the neighborhood.

For folks living on Lanikai Beach and Lanikai Hillside the views of the Mokuluas are spectacular especially during sunset. If you happen to not have a view but are living in Lanikai you can always take a quick hike up to the Lanikai Pillbox and take in the sunset!

Kailua Beachside has a different vibe and is just as wonderful in its own way. The access is off North Kalaheo with beautiful semi private loop streets and lanes leading to the coveted Beach front homes. Overall the experience is less of being in a walking type beach community and more based on the individual location of each property.

The best loop street in my opinion is Dune Circle, so if you’re one of the lucky residents that live on Dune Circle then your community is your little street and all your awesome neighbors… Same goes for Kaapuni Drive across from St Anthony’s Church. The folks that live there are enjoying great privacy and still have this sense of community. Add to this Kailuana Loop, Laiki Place, Kai Nani Place, Mahiloa Street and so many more incredible mini neighborhoods that all are charming and exclusive.

Kalapawai Market is the center of the Kailua Beachside and there is nothing better than having a morning coffee there, meeting up with friends and neighbors and starting the day with a beach walk.

The views from Kailua Beachside are more open to the entire bay from Bellows to Waimanalo so there is no real focal point like the Mokuluas in Lanikai. If you happen to be a Kite or Windsurfer, all the action is at Kailua Beach Park and in regards to surf breaks for bodyboarding and surfing the Kailua Beachside has the edge over Lanikai. Locals love going to Castles, Green Walls ( more towards the Aikahi side of Kailua Beach) and Flagpoles ( right off Kaapuni).

Real estate wise, if you’re looking for a compound type of estate on a large lot then Kailua Beachside is likely to be the right neighborhood. There are a handful of Kailua Beachside properties, directly on the beach, currently (as of writing) listed that offer the ultimate gated private experience that requires large lots with big sprawling homes.

These types of luxury compounds rarely come to market in Lanikai mainly because most lots do not have the size required for something on this grand scale. The world famous Paul Mitchell Estate in Lanikai comes to mind, but that of course has never been for sale.

When it comes to traffic from beachgoers and tourists Kailua Beachside also has its share with most cars parking at the beach parks or surrounding neighborhood streets. It’s a lot more stretched out and offers good infrastructure such as parking and restrooms. The beach parks that typically see the most visitors are Kailua Beach Park and Kalama Beach Park. Both have great infrastructure and large stretches of sandy beach for everyone. So there still is enough privacy and exclusiveness for the residents living in the surrounding areas.

When it comes to comparing sales and pricing Lanikai has had 10 sales in the last 12 months that were under $2 million and Beachside had 8 sales under $2 mio. In this attractive price range the price per interior square foot averaged $999 in Lanikai and $768 in Kailua Beachside. For those looking in the $10 million plus category you will find more such estate type homes in Kailua Beachside.

In conclusion, both neighborhoods, Kailua Beachside and Lanikai are incredible places to live in and I want to congratulate anyone who is looking to own a home in either one of these special neighborhoods.

Top 5 Best Value Condo / Townhouse Projects in Kailua

As a longtime Kailua resident and realtor I have witnessed the transformation of this once sleepy laid back beach community into a major destination for visitors and newcomers from all over the globe who want to be part of the magic that is the Kailua Lifestyle. With this popularity comes a strong demand for housing, be it short and long term rentals and properties for sale.

The median price for a single family home in Kailua is now – late 2017 – $1,120,000, which means a lot of buyers are priced out of the market and are looking at condos in Kailua, instead of single family homes. The condo market in Kailua is very active and up to date in 2017 it has taken an average only 30 days for a condo to go into escrow after being listed. The median sales price for 2017 – up until time of writing – is $619,000.

This article is not so much a guide to all the different condo projects but specifically outlines my personal strategy to finding the best deal on a condo in this highly competitive market by highlighting the top five projects based on some key factors:

Price per square foot (as of writing), Location, Density and Overall condition and quality of the condo project.

When it comes to available inventory the two and three bedroom condos still offer a fair amount of active listings, but when looking at one bedroom condos it’s a very limited market. The one bedroom units are also a lot more expensive when looking at price per square foot and most of them are selling within days of going on the market.

#5:  Ka Malanai

Ka Malanai has been the only new condo project in Kailua in years and it shows in the pricing. With an average price of $687 per square foot this project is on the high end.

That being said, the one bedroom units are still a great value given the limited inventory in all of Kailua. The demand is far greater than the supply when it comes to 1 bedroom rentals and 1 bedroom condos in Kailua. Ka Malanai is in a very convenient location and rents out well at higher rates than the older one bedroom condos in Kailua. The monthly maintenance fees are very reasonable at 46 cents per square foot and since it’s a new development with no money draining amenities it should not go up too much in the short or long term. At a sales price of around $650k a 1 bed/1 bath it is a good value.

#4: Gardenia Manor

With an average price of $546 per square foot Gardenia Manor is a great value, especially when it comes to the larger 3 bedroom units. The monthly maintenance is 56 Cents per square foot and this project has a pool and recreation area. The location is very convenient and the project is well maintained. The structures are older and the common areas will need continued attention and maintenance, so the monthly fees are likely going to increase.  Gardenia Manor rents out really well and with an average of 33 days on market it is a very popular choice.

#3: Windward Passage

The solid concrete construction, great location and amenities make this a very popular choice for owners and renters alike. At an average price of $777 per square foot it is on the high end for Kailua condos. The one bedroom units at Windward Passage are the best value  and rarely come to market. Also the higher floor units with ocean views carry a premium and sell very quickly. The maintenance fee is around 72 cents per square foot and includes a great recreation deck and amenities. Any buyer that is looking for the security and convenience and top amenities of urban type highrise living in Kailua basically has no other choice than Windward Passage. So despite  the higher price per square foot this is a great value.

#2: Aikahi Gardens

At an average price of $435 per square foot Aikahi Gardens is by far the best value. With an average of 30 days on market this project is extremely sought after. It has a great location close to H3, the Marine Corps base (rents out really well to military) and also is in walking distance to Aikahi Elementary School which is an award winning school. The monthly maintenance fee is 46 cents per sq. ft and includes a nice pool and clubhouse. The units are bright and friendly.  The big drawback is the wastewater plant directly across the street from the project. For an investment as a rental property I highly recommend it, but due to the recurring smell I could not see myself living there. That being said there are some buildings within the project that are located more favorably and are not as susceptible to the smell. Those will be a bit more expensive, but that is well worth the additional money.

#1 Lakeview

By far the best value when looking at all factors combined. Great location, very private and well maintained project. Lakeview is located on the hillside off Keolu Drive and has a beautiful garden setting with awesome views. At an average price of $467 per square foot and a monthly maintenance fee of 46 cents per square foot this is a hidden gem. With only 5 sales in the past 12 months and an average of 15 days on market potential buyers have to expect quite a bit of competition.

In conclusion my biggest advice is to potential buyers is to do your research ahead of time and identify the top two condo projects to look for, so when the right one comes along you are able to move quickly in this hot market.

The broad story of Kapolei real estate has consistently been told in terms of single family homes. The possibility of an affordable house on Oahu with a yard and a garage was a very effective frame for the 2nd City story. The problem is that frame leaves out an entire property market here.

Townhomes in Kapolei are an equally exciting option for the right home buyer, providing the same, or even better, affordability, access to those famous shopping and dining choices and even that yearned for yard & garage in many cases!

That last item isn’t the only surprise you’ll find in our picks for 5 Great Townhomes in Kapolei. This may be a lesser known property category for this town, but that’s the only thing that’s ‘less’ about these communities for most aspiring home owners.

The great thing about Kapolei homes is buying into a place where everything’s brand new, or close to it. That certainly includes the Pulewa townhomes that all went up from 2011 to 2013. You’ll find your neighbors will probably be the original buyers of their residence – and they’ll still be here years on because it’s just that good of a place to live.

One big reason are the features that are ideal because they affect the quality of your daily life; Master bedrooms with walk-in closets, 9 foot ceilings that add a bright openness all around you, split A/C units to cool you when you need that relief.

Owners can turn it into a business space, including a home office or even a retail store/service, giving entrepreneurs the ability to launch a venture without leaving their residence. It’s a welcome answer for those who don’t want to sacrifice family time to the often grueling time demands a business requires.

There are 13 total floorplans to the Awakea homes, ranging from 2BR/2BA (1,078 to 1,246 sq ft) to 2BR/2.5BA (1,138 to 1,483 sq ft) on up to 3BR/2BA (1,253 to 1,301 sq ft), 3BR/2.5BA (1,810 or 1,815 sq ft) and finally the flex-space model with 3BR/3BA (2,424 + 462 sq ft in flex-space). The latter also includes an additional 3 outside parking spaces for your customers or clients.

These residences sit at the northernmost reach of the town, with open lands making up the entire mauka side. Cushioning the whole eastward area, just beyond a neighboring townhome community, are the green expanses of Kapolei Golf Course.

You’re not off in the boonies, however. The location positions you very near to H1, the commuting route to the job centers eastward, an advantage that any West sider will understand and envy.

Malanai Iki’s residences are not among the largest, divided up into 1BR/1BA (546 sq ft), 2BR/1BA (744 sq ft) and 3BR/2BA (978 sq ft) options. What you do get is a welcome retreat for those who want the rewards of the 2nd City’s bounty, but are concerned about any potential sprawl. Here you can be within it, yet safely above it.

Ever had the dream of owning a home with a golf course view? One that was soon punctured by the realization that the cost is out of your reach? You probably never heard of Kekuilani Villas then.

Not every one of these townhomes looks out at the shimmering green of the Kapolei Golf Course fairway as well as a huge water feature that’s almost a small lake. Still, a nice percentage of them do and it’s a beautiful view.

Those further back do have peek-a-boo views in some cases, but every home has 2BR/1BA (843 sq ft) or 2BR/2BA (909 or 953 sq ft). They all enjoy very well maintained grounds surrounding them, with a shade of green that rivals the golf course’s.

If that isn’t enough, this is the only Kapolei condo neighborhood with its own swimming pool so a dip in the water is never far away – in time or distance. Maybe it’s time to dive in at Kekuilani Villas.

Step into the back area and you find yourself in an enclosed yard area, ready for having friends and family over on the weekends. There’s also buffer room of green spaces between buildings, giving you separation that keeps neighbors friendly.

Even bigger green spaces are 2 blocks away at the Villages of Kapolei Recreation Center, where you have parkland and a huge pool, among other leisure choices. Before heading there you can work up a sweat on the neighborhood’s walking/jogging path.

Nohona 1’s homes are situated in the kind of central location that makes Kapolei’s advantages even better, because they’re all accessible. Add in recent vintage homes with good dimensions and you’re looking at homes that justify their demand.

How do you find a great Ewa Beach townhome to live in? A good start is considering our choices for that title. We’ve selected 5 communities that are outstanding because they each possess a variety of features, qualities and advantages that make a direct positive impact on your life and lifestyle.

They don’t do it in the same way or with the same benefits, however. Real estate isn’t that simple, especially in Ewa Beach neighborhoods that come in so many varieties, market levels and unique options. Regardless, you’ll find there’s something here for you that’s even better than ‘Great’. It’s a home that’s something we like to call ‘Right’.

ARBORS

The Arbors is often referred to as an Entry Level community, but these townhomes don’t reflect the picture that term creates. A gated entrance is just the start, your drive inside going by very well kept grounds and units, thanks to a vigilant Community Association.

The dimensions are excellent as well, the 2BR models collecting 1,009 to 1,1196 sq ft within them and the 3BRs all having 1,526 sq ft. All but one of the models adds a 2-car garage to the deal, with some storage space left over even with both vehicles inside.

The culmination of the unexpected features comes with the fairway frontage some of these Ewa Beach homes enjoy on the Coral Creek Golf Courses, something unheard of for a community where homes currently go from the $400Ks to the mid-$500Ks.

The differences make Ke Aina Kai homes special, just like Hawaii. There are very nice touches throughout, like how many have their fenced backyard bookended by the garage. It keeps your car(s) safely tucked away so the front of your home looks out on an uncluttered street. The garage-access backlanes provide an added element of privacy, as well as reducing traffic levels substantially on the main roads.

Your location places you next to the dual options of Ewa Pointe Marketplace and Ewa Beach Shopping Center, so you can stroll to Long’s or a range of local restaurants you’ll delight in sampling. Laulani Village Shopping Center is only a little greater distance mauka, with Safeway, Ross and City Mill anchoring a more substantial destination.

Finally, Ke Aina Kai also have Keone’ula Elementary and Puuloa District Park adjoining them, but to the north. Regardless, they give this neighborhood the same protection against development in that direction. You also won’t have to worry about one other thing – whether you’re living in a great neighborhood.

These townhomes truly shine outside with enclosed lanais of 200 to as much as 350 sq ft. The enclosure adds not just shade, but greater security for little ones and a distinct indoor/outdoor living element to your home.

Let’s start our tour with the neighborhood that borders Kailua: Country Club, aptly named for its centerpiece, Kaneohe Bay Yacht Club. Kaneohe Bay Yacht Club is the foremost small boat harbor on the Windward side of Oahu and lends a country club atmosphere to the area. The Yacht Club is surrounded by semi-private lanes with luxurious homes fronting the Bay that take advantage of the stunning view.  On the hillside of Kaneohe Bay Drive are two lovely and also well-established condominium complexes: Yacht Club Knolls and Yacht Club Terrace. Lost and Now Found: North Shore’s Papa`iloa Paradise

When you dream of getting lost in paradise, it’s not hard to imagine Papailoa’s beachside neighborhood, a picture of tranquility and beauty on Oahu’s North Shore. Papa`iloa remains a hidden treasure and prime Oahu real estate – a peaceful haven of luxurious homes – some with the feel of Old Hawaii, and dramatic views of an ever-changing seascape – in an area called Kawailoa, just north of Haleiwa.

If the images seem slightly familiar, then we can thank the award-winning TV drama, LOST, for finding and showcasing Papa`iloa Beach as a tropical paradise and backdrop of remote exclusivity.

Papa`iloa Beach is a quiet, wide strip of sand known for its special residents, the Honu, that come and go with the tide. Honu, or Hawaiian green sea turtles, know that this is the perfect place to live. These endangered sea turtles exist in harmony with Papailoa’s residents who are the first to step-up to protect our natural residents. It’s a joy just to watch them float along in their daily lives.

In addition to honu, some of the famous North Shore surf spots are located in Kawailoa: Chuns Reef, Jockos, Laniakea, Alligator Rock, Uppers, & Leftovers. Papa`iloa fronts its own famous surf spot called Himalayas where big-wave surfing happens at the outer reefs. You do not need to be a top surfer or extreme waterman though to enjoy Papa`iloa Beach. The outer and inner reefs also create a natural shelter and Papa`iloa Beach is perfect for a variety of levels of surfing as well as being a protected area on most days for other beach activities. Due to a lack of ample public parking, with only about ten spots adjacent to the public beach access, the public beach is relatively quiet, seeming like a private beach for residents.

The neighborhood of Papa`iloa is also situated in such a unique way that there is easy access from the main coastal highway, Kamehameha Highway; but tucked away from the road to create a quiet, private enclave. Papa`iloa Road is beautifully maintained and landscaped. Being a dead-end street, there is no through traffic or traffic noises. Homes directly fronting the beach have lots of at least 8,000 square feet to more than an acre. Although these lots rarely come up for sale, there is one listing on the market now (December 2017) on Papa`iloa Road, a spectacular Balinese-inspired sprawling compound, aptly named the Komodo House. Komodo House is listed at $14.95 million (as of Dec 2, 2017) and compares to Honolulu’s luxury Kahala Avenue estates. The last recorded home sold on Papa`iloa Road was the house adjacent to the Komodo House. That home sold for $7.8 million dollars to world-famous surfer, Kelly Slater.

It’s easy to come and go from Papa`iloa Road and beach community. Kamehameha Highway can lead residents in either direction to their destination – back along the coast to the Windward side or directly to Haleiwa town as well as the main roads and highways to Honolulu. Papa`iloa is also conveniently located between a Foodland, a major local supermarket chain, heading towards Waimea Beach, at Pupukea and Shark’s Cove – or Haleiwa, a quaint town only five minutes away with the convenience of doctors’ offices, groceries, coffee places, restaurants, boutiques and a of course a variety of surf shops.  When you are in need of a bit more hustle and bustle than the laid-back North Shore community offers, major malls and chain stores can be found in Waikele, Mililani, and Kapolei – a 15-20 minute drive away.

Kaneohe is the perfect part of paradise to settle in – especially if you enjoy sailing and fishing and being connected to this spread-out but small-town windward community. The centerpiece of Kaneohe is Kaneohe Bay that changes its look like a chameleon. Sometimes the water is like glass and the sailboats sit still like a painting on the wall. Some early mornings a brilliant rainbow graces the sky above the Bay. Other times, rain clouds cover the majestic Koolau mountain range that runs along the opposite perimeter of Kaneohe, making the Bay look dark and forbidding, but still amazingly beautiful. Then, the sun comes out and the water glistens like diamonds have been sprinkled over its surface.

Sail boats sashay back and forth and depending on your view vantage point, Chinaman’s Hat sticks its recognizable silhouette into the idyllic scene. Access to the Bay is through Marine Corps Base Hawaii, the Kaneohe Yacht Club off of Kaneohe Bay Drive, the Hawaii state pier at Coconut Island off of Lilipuna Road and Heeia Kea State Park, fishing pier and boat ramp.

A blessing in disguise, Kaneohe rains turn summer’s bare mountains into winter’s green, sometimes presenting us with more than a dozen waterfalls at once. Although it was once an agricultural area, today, Kaneohe is mostly residential with many small communities that sprouted up on mountain and ocean sides. Kaneohe is primarily divided by Kamehameha Highway that begins at Castle Junction. Make the turn off the Pali Highway and you’ll see a huge expanse of green lawn and a white building on the hillside. That’s Hawaii Pacific University’s Windward campus. On your left is the Pali Golf Course open to the public with the Koolau Golf Club (privately owned but open to the public) next door. Known as one of the most difficult courses in the U.S., the Koolau course also offers spectacular Bay views, making facing the course challenges worth the effort. The Hawaii National Veterans Cemetery and Hawaiian Memorial Park plus Pohai Nani Senior Residence are on your right just a short distance away off of Kam Highway. An auto dealer; Yamashiro’s Building Supply – the venerable local  hardware store that seems to have a zillion products – a few locally-owned stores and services, Koolau Medical Clinic, part of Kaiser Permanente, VCA Animal Hospital, and Zia’s Caffe are on your right taking you almost to the Likelike Hwy intersection. (Hidden behind these busy little shopping areas is the Hoomaluhia Botanical Garden. Founded in 1982, it features plants from major tropical regions around the world grouped geographically. The Windward City Shopping Center is on your right anchored by Longs Drugs, Ross Dress for Less, 24-Hr. Fitness, and Foodland Market.

If you turn onto Likelike Highway, then right on to Kahekili Highway, you will skip the main Kaneohe downtown area but we can catch up to it on the way back.  Just off Kahekili Highway at Keaahala  Rd., toward the mountains, is Kaneohe District Park and Windward Community College. Continue on Kahekili Highway to Kahuhipa Street where there are about five condominium complexes, each with its own personality. Turn left on to the next street, Haiku Road, and you’ll find townhouse communities and luxury homes. A little more than half a mile up Haiku Road on your left is the secluded local favorite, Haleiwa Joe’s Restaurant – open-air overlooking a lily pond and surrounded by lush vegetation – the land was once a Hawaiian royal possession.

Head back to Kahekili Highway and continue on to Temple Valley. Churches and special temples dot Kaneohe’s neighborhoods. One that appeals to visitors and Islanders alike will also connect and nurture you. It’s the Valley of the Temples, a tourist site because of the beautiful temple and grounds, and a place of deep serenity for those who live here to visit and find solace. It also has a cemetery where families go on weekends to visit their loved ones who have passed. The abbot there is a very wise and approachable man and having a conversation with him will take you back to a time when life was not so complicated.

Just about where Kahekili Highway meets Kamehameha Highway is the Hygienic Store – once the company store of the Hygienic Dairy, founded in 1907. It’s a grocery store where time stands still.  Once a real community meeting place for many, many years in the area of Kaneohe known as Kahaluu, today the Hygienic Store is a landmark and a quick stop to get a last minute item. Another landmark in Kahaluu is the Sunshine Arts Gallery. It’s hard to miss the bright yellow building with the 1970s look.  Inside the Gallery, local artists are featured, plus original art, Hawaiiana, contemporary and historical artworks.

The last place in the 96744 Kaneohe zip code is Kualoa Regional Park, a great place to experience nature and leave your iPad and smartphone behind. Accompanying the Regional Park is Kaneohe Ranch, a 4000-acre private nature reserve and working cattle ranch, and farm. More than 50 movies and TV shows have been filmed at Kualoa over the years, including Paradise, Hawaiian Style; Jurassic Park; Jurassic World; You, Me and Dupree; Hawaii Five-0; Mighty Joe Young; Pearl Harbor; Windtalkers; Godzilla; King Kong: Skull Island and Lost.

No matter where you are in Kaneohe, you can feel the connection of the local people and their relationship to the ocean and the land. On certain days the sand on the Bay will appear to be pink. That happens late in the day when the sunlight bounces off the Koolau mountains and then reflects on the beach. It’s a magical moment and you will never forget it should you be lucky enough to see it.

Now you can make a U-turn, heading back on Kahekili Highway through residential neighborhoods, and turn left on to Haiku Road. In just a few blocks you will be at the side entrance to Windward Mall. Windward Mall is more like a community gathering place rather than Waikiki-style all-designer brands shopping temple. Early in the morning Kaneohe’s seniors gather in the mall for some serious walking and to talk story. The main stage in the mall hosts local school talent shows and other local events. And on Wednesday afternoons and Sunday mornings at Windward Mall, Oahu’s highly respected Nalo Farms presents two floors of fresh produce, herbs, flowers, breads, cakes, and more. This Farmers’ Market is authentic, fun and another time and place for neighbors to get together.

In addition to the restaurants at the Mall, Zippy’s – Hawaii’s local coffee shop chain is next door across the street from Kaneohe Bay Shopping Center. This strip mall is anchored by Safeway, Longs Drugs, PetCo and Walgreen’s. In addition to national chains, many little mom and pop restaurants and stores are still thriving.

Pah Ke’s, next to the Post Office in Kaneohe town is such a place. Authentic Hong Kong cuisine that rivals the best and most expensive Chinese restaurants in Waikiki is served humbly by the Siu family. The décor is old-time Chinese family restaurant style. Not much ambience, but lots of delicious food, some dishes not seen on other Chinese restaurant menus.

Also, Dean’s Drive Inn that had to move from its tiny place after being featured on the Food Network’s “Diners, Drive-Ins and Dives”, to William Henry Road, opposite the Bank of Hawaii, is a place that locals flock to. Dean Mishimi is a local boy serving local food for more than four decades. His specialty dishes include ginger soy ono, ahi cakes, and broiled teriyaki beef which Guy Fieri calls “the epitome of casual gourmet.”

Kaneohe town, convenient to the many different little neighborhoods in Kaneohe, has all the banks, stores, restaurants, supermarkets and services needed by its residents. This small town is not at all concerned with getting tourist dollars. It sure does make it a lot more laid back, quiet and real!

Kaneohe has a precious balance of new and old with a lot of Aloha. It is an awesome place to live!

ProsPac Tower – New Condo Project Coming to Ala Moana

ProsPac Tower is a proposed new 400ft condo project near Ala Moana Shopping Center, on a corner of Keeaumoku St and Makaloa St – 627 & 641 Keeaumoku St.  The proposed project would include 429 units of which 351 are sold as market rate units and 78 are affordable rental units (must earn 80% or less of area median income). The developer has proposed creating 2 separate entrances for the market rate sales and rental units, viewing them as almost 2 separate projects. This has created some uproar, some arguing it is segregation of income classes.

The developer is seeking a special area permit (this area typically only allowed to built up to 250ft) and such permit typically doesn’t require affordable units to be included and a City council member  expressed concerned about losing such affordable rental units if not considering the option for 2 separate entrances.

Honolulu’s Luxury Condo Boom – a New Way of Luxury Living

If we go back 15 years, the vast majority of buyers purchasing luxury real estate in Honolulu would look for large single-family homes with a pool. Year 2002, 48 homes in Honolulu sold for more than $1,500,000, whereas just 6 condos in Honolulu sold for more than $1,5000,000 (all 6 condos were in old oceanfront buildings).

Late year 2002 marketing of Hokua, a luxury condo in Kakaako, began pre-construction. Prices started in the $500,000’s for a low floor 2BR and close to 50% of the units were priced above $1M. This was almost unheard of prices for Honolulu condos – with the exception of a few condos on Diamond Head’s Gold Coast – and a lot of people wondered whether the developers would succeed selling at such high price levels. When construction commenced, November 2003, about 95% of the units were sold and upon completion, January 2006, resale prices started from $1,500,000 and up – an incredible appreciation for the few lucky buyers! Hokua was the first indication there may be a growing demand for new luxury condos that provide for an easy & convenient lifestyle, as opposed to a need for space and added privacy, offered in single-family homes.

Other projects were since Hokua marketed as high-end or luxury properties, like The Watermark and Allure Waikiki, though neither were anywhere close to the level of luxury that Hokua offered.

Surprisingly, it wasn’t before year 2012 a new luxury condo, comparable to Hokua, was marketed – One Ala Moana – and it sold out in just 2 days. Prices started in the high $500,000’s for a low floor 1 bedroom without ocean views and most 2 bedroom units with ocean views were priced somewhere in the $1,200,000 to $2,000,000 price range. Upon completion, late 2014, there were 3 new luxury condo projects being marketed pre-construction and that negatively impacted the demand for resale units at One Ala Moana condos. On average, original buyers didn’t end up with condos that had appreciated much, if at all.

February 2014 Howard Hughes Corporation began marketing of ultra-luxury Waiea and luxury Anaha; the first 2 towers offered as part of their ambitious 60 acre Ward Village master plan. The median price was around $3M at Waiea and about $1.2M at Anaha (several smaller units at Anaha is a big reason for the large gap in median pricing). Prices at Waiea were unheard of in the Honolulu condo market, but with expectations of taking the concept of luxury living to an unprecedented level, sales were brisk and within 1 year the developer was about 80% sold out (slight lower, but similar levels for Anaha).

Late summer 2014 The Kobayashi Group & McNaughton Group (developers) started marketing of an ultra-luxury condo named Park Lane Ala Moana, with a median price around $3.5M, making it the most expensive project on a price per square foot basis ever offered in Honolulu. Sales have been strong and all original buyers have recorded and taken ownership – the developer is about 95% sold out as of writing.

Summer 2015 Howard Hughes Corporation began marketing of ultra-luxury Cylinder at Gateway Towers – to be located west of and adjacent to Waiea, within Ward Village. This project is expected to be the most sophisticated and luxurious project ever built in Honolulu. Cylinder at Gateway Towers pricing is somewhat comparable to Park Lane, however, arguably not in as prime a location. Now, about 2.5 years since sales commenced, there is no clear message on timing construction will begin, if at all, though I speculate (as of writing) that construction may likely begin sometimes during year 2018.

There are several other new condo projects in the works, especially in the Kakaako and Ala Moana areas, though in the luxury category, it is currently some condo hotels that are in the early planning stage near Ala Moana Shopping Center.

Talking of condo hotels: Trump Tower Waikiki was completed year 2009 and Ritz-Carlton Waikiki, West Tower was completed year 2016. Both properties fall in the luxury category, however, since they are condo hotels – not part of the main residential scene – the projects have been omitted from this article and its analysis.

Who is Buying Luxury Condos?
50% of luxury condo buyers reside in Honolulu, 25% Japanese, 15% from the US mainland and the remaining 10% are a mixed group of overseas buyers – Koreans, Chinese etc.

What Are Buyers Looking For?
An increasing number of buyers in Honolulu are looking for brand new construction, easy living and convenience with easy access to shops & restaurants. This trend has impacted values in many existing condos. Take Hokua, for instance, built year 2006. It is still a spectacular property, but not new and exciting, and as a result prices are now about the resale price levels from a decade ago. Some buyers are purchasing new construction in hopes of greater appreciation potential and others simply like the idea of owning a brand new unused property, not to forget the exciting anticipation waiting for the project to complete. Most single-family homes are not brand new and a $5M Diamond Head home remodeled 10 years ago, just isn’t as exciting as a brand new luxury condo for most buyers in today’s market.

Changing Trends
Year 2012, 43 homes and 16 condos sold above $2,500,000 in Honolulu. Year 2016, 58 homes and 97 condos sold above $2,500,000 in Honolulu. An incredibly growth in luxury condo sales.
PS! Please do keep in mind that several of the luxury condos sold year 2016 represent purchases made pre-construction 1 to 3 years earlier, but only count as sold condos for year 2016, since that is the the year the sale is officially completed and recorded (the year the condo is built). This obviously skews the condo figures to look like the luxury condo market has been more explosive than reality. Nonetheless, it doesn’t change the fact that a trend has emerged: Luxury condo living is in growing demand and it seems like a trend that isn’t going away anytime soon!

A Final Note
As the demand for new construction – purchasing pre-construction & during construction – has exploded in Honolulu, developers have become more aggressive in their pricing and it requires a greater understanding of a given project, the pricing structure, location etc to make a sound decision.

Vacation Rental Condos in Honolulu (Condo Hotels): Good to Know

“I’m interested in purchasing a condo I can use while I am on vacation in Hawaii and the rest of the time I want to rent it out to other vacationers so I can generate some income.”

This is the most common request I receive from prospects interesting in purchasing a condo in Honolulu.

The dream of owning a condo in Honolulu one can use while vacationing and the rest of the time rent out to other vacationers and generate a nice cash flow is a great idea, but the reality of Honolulu’s short-term vacation rental market isn’t always aligned with expectations and assumptions of many interested buyers.

PS! In the following I will refer to short-term vacation rental condos as condo hotels.

Waikiki Shore – The only condo located on Waikiki Beach

Good to Know About Honolulu’s Condo Hotels

1) Honolulu only has about 30 condo hotels – see the complete list here. All other condos in Honolulu require a minimum of 30 day rental periods and often longer, depending on a condo’s house rules.

2) Most condo hotels in Honolulu are older and there are only 2 newer ones – Ritz-Carlton Waikiki and Trump Tower Waikiki.

3) Most condo hotel units are either studio or 1 bedroom format. Most 2 bedroom units are located in Ritz-Carlton Waikiki, Trump Tower Waikiki and Ilikai, with just a few 2 bedroom units in some other condo hotels.

4) Less than 10% of condo hotel units are sold with a parking stall. However, most condo hotels have a parking structure, allowing you to rent a stall while staying at your unit (Ritz-Carlton Waikiki & Trump Tower Waikiki offer complimentary valet parking when an owner is staying at his / her unit).

5) Most condo hotels have community laundry – no washer & dryer allowed in units. There are a few units here and there with washer & dryer in unit, though only Ritz-Carlton Waikiki and Trump Tower Waikiki have washer & dryer in units, except the studios at Trump Tower Waikiki.

6) Almost all condo hotels are located in Waikiki. None of the new condos in Kakaako or existing newer Kakaako condos allow for short-term vacation rentals.

7) 1.5% to 4% cap rate seems to be the most common range when owners use either a hotel operator or 3rd party rental agency to manage their unit (based on several financial statements I have reviewed during year 2017). A smaller number of properties are in the -2% to 1.5% cap rate range (appears to be the case for several units in luxury Ritz-Carlton Waikiki & Trump Tower Waikiki).
Note: Owners who manage rentals on their own – via VRBO or Airbnb – sometimes generate far superior returns, but keep in mind; running a vacation rental condo is like a job in itself!

8) If you are planning to use financing on a condo hotel purchase, please keep in mind banks typically require a minimum of 30% cash down payment and as the loan amount increases, beyond certain thresholds, the cash down required increases. Here is an example of requirements – as of writing – from a major bank in Hawaii:
A) Loan amount up to $636,000 = 30% cash down (minimum),
B) Loan amount up to $850,000 = 35% cash down (minimum),
C) Loan amount up to $1,000,000 = 40% cash down (minimum),
D) Loan amount up to $1,500,000 = 65% cash down (minimum).

9) Loans on condo hotels are so called portfolio loans – loans lenders keep on their books, as opposed to conventional loans, which lenders will sell on the secondary markets to large mortgage investors, such as Fannie Mae and Freddie Mac. Because portfolio loans stay on the lender’s books, rates tend to be higher than conventional loans (as of writing, just a bit higher). Loans for second homes tend to come with lower interest rates than investor loans (investor loans are loans for buyers who intend to rent out their property). If a purchase contract refers to rental terms (e.g. buyer takes over a Seller’s existing rental bookings) then the buyer will apply for an investor loan. However, if the unit is vacant –  upon taking ownership – and you intend to use as your second home or leave vacant, then you can apply for a second home loan.

10) Property taxes are higher for condo hotels than regular condos. Learn all about Honolulu property taxes here.
Note: If you do not run short-term vacation rentals (maybe your second home or you have a long-term tenant) you can dedicate your condo hotel unit for residential use and if approved you will only pay the residential property tax rates (please review this article – it outlines possible penalties if you re-classify a condo hotel unit to residential).

11) The more attractive a building, its location and ocean views the more of a premium you typically end up paying, which is likely to reduce the cap rate. For instance, In Ritz-Carlton Waikiki you get to enjoy a 5 star luxury hotel, in Waikiki Shore you get to enjoy the only condo located right on Waikiki Beach and in Waikiki Beach Tower you get to enjoy a condo with outstanding balconies, incredible ocean views (especially high floor units) in a prime location along Kalakaua Ave – these high demand factors drive prices to levels where cash flows tend to be less attractive. You pay, what I like to refer to as, a ‘lifestyle premium’.

12) In most condo hotels, the hotel operator with a front desk in the building, typically manages most of the rentals, though most condo hotels allow you to freely select a rental agency of your choice.

13) For short-term vacation rentals in Trump Tower Waikiki and Ritz-Carlton Waikiki you are limited to use Aloha Hospitality – main rental operator in both buildings – or a couple of other approved vendors (the vast majority of owners in these 2 properties sign up with Aloha Hospitality).

14) From a cap rate perspective it may sometimes make sense using a hotel operator – Mantra appears to have done a good job for many owners at Ala Moana Hotel Condo – and other times it may make sense using a 3rd party vendor – WaikikiBeachRentals appears to have done a good job for many owners at Ilikai.

15) Just because a 3rd party rental agency charges less than a hotel operator, that doesn’t necessarily equate a better deal for you (higher income). The hotel operator may have a superior marketing program enabling them to charge higher nightly rates and maintain a higher occupancy rate. Review financial statements – they give you an idea of reality.

A Day in Ewa Beach

It’s 5:30AM on a Wednesday morning in your Pahuhu Place home in Ewa Beach and you’re up. You hear your other half downstairs already eating breakfast. They get on the road by 6AM to head into work in downtown Honolulu so you quietly join them for some time of your own before they head out and you wake up your son and daughter.

Out on the lanai, you enjoy the early morning calm of an Ewa morning and talk about plans for the next few days. Too soon it’s departure time, you spending a few more minutes afterward, then walking up the stairs to pry your keiki from their beds.

Fortunately, your consulting business lets you work from home and you’ve just finished a big project, with a couple of less hectic days before the next one begins.

SCHOOL DAY STARTS
7:15 and it’s time to get the kids off to school! Your address puts you in the Keoneula Elementary School area, but you’ve gotten a Geographic Exception so your daughter goes to Holomua Elementary instead. With the only growing need for technology skills, Holomua’s focus on that area stood out to you as where to send her.

You hug your son, who’s at an age where it embarrasses him a little, as he heads out the door. He walks every morning to Ewa Makai Middle School, which is only a little over ½ a mile away. Convenient, plus there’s nothing wrong with him getting some added exercise.

‘Where’s my backpack?!?!’ you hear from upstairs, followed by a grunt that tells you she found it. You and your daughter walk out to the car for the drive to Holomua, which takes just 5 minutes since it’s a one mile trip eastward.

The learned reflex of checking the backseat pays off again as the little one leaps out of the car after the always quick ‘love yous’ are exchanged. ‘Hey! Your backpack!’. She stops quickly, walks slowly back and grabs it, before taking off again. It’s your time now. Finally.

EVERYTHING IN EASY REACH
The great thing about living in Ewa Beach is everything is so close by. You’re old enough to remember having to drive to Pearlridge to do any real shopping. Now, everything you need is a few minutes from home or even in walking distance.

Kapolei’s close proximity only multiplies what’s available and you’re always reading about new projects in the pipeline – housing, shopping & dining, more recreational possibilities for the whole family. This isn’t the Ewa you knew when you were little.

Those thoughts are brought home even more when you pull into Ewa Town Center. Its Foodland, you remember, created a lot of local excitement when the complex opened in the 90’s. At last, a new grocery store in Ewa! Can’t imagine that anticipation happening today.

You’ve got some time so you park near the Long’s and stroll to a favorite stop here, the Coffee Bean & Tea Leaf. Their Lychee Iced Tea is a favorite, plus you’ll get some work emails and calls done. You can walk to Ewa Town Center from your house, so you come here sometimes to break up the workday and recharge a little.

An hour flies by, the 9:05AM time staring back at you from your phone causing you to jump a little. You finish that last text message, then jump into the car, headed to the Kroc Center 10 minutes away.

There’s a few minutes still left before your 9:30AM yoga class when you pull into the familiar parking lot. The Kroc Center is a regular destination for the whole tribe. Buying that family membership at Kroc Center was one of the best decisions you made as a parent.

The kids play in volleyball and basketball leagues in the gym, you and your spouse have taken painting & pottery classes and, best of all, there’s the water playground! Along with the lazy river and water slides, it’s given your kids hours of fun while you’ve worked out, relaxed poolside with a poke bowl from the cafe and even dived in with the keiki yourself for some matchless family time.

You’re currently thinking of enrolling your younger one in the violin or voice lessons and the financial planning seminar coming up is on your calendar already. There’s so much to choose from, you sometimes can’t believe this one place can offer it all.

An hour later you’re refreshed and centered from the yoga. It’s time to head back home and get some more work done. You’ve got a nice block of uninterrupted time before Holomua gets out at 1:15PM, since it’s Wednesday.

FAMILY OUTINGS IN EWA
1:35PM. You and your elementary schooler are home now and in about 15 minutes your son will be walking through the door, too. Ewa Makai has a 1:24PM stop time on Wednesdays so, assuming he doesn’t get wrapped up talking to friends, he should be back at his usual time.

Nobody feels like cooking, so after homework has been done and your favorite commuter gets back at 4PM, everyone piles into the car for a sure bet to satisfy everyone’s tastes. Ewa Beach has a lot of great local restaurants, but Daiichi Ramen is extra special for your family.

That means going to Laulani Village Shopping Center, where you’re well known at the City Mill and the Petco, making several trips to both each month. Fortunately Laulani Village is close to home, in fact just down Fort Weaver Rd from Ewa Town Center, giving you 2 substantial shopping choices within little more than ½ mile from your door.

All 4 of you know what you want, so ordering once you sit down inside Daiichi Ramen is easy. Gyoza, gomoku & tan tan ramens and a shrimp tempura plate. Like most Oahu families, you have to watch your money, so Daiichi’s prices are very attractive – and the food is even better! Nothing beats filling up on some ono local food.

Some small groans come up, though, when you realize you need to stop by the Safeway here. You’re out of cereal, coffee and snacks for the kids lunches, so into the store you all go. Ewa Town Center has a Foodland, so you have another option for groceries a few blocks mauka, which you shop at as well sometimes.

The kids have completed their school work, so why not do something a little different to cap the outing? “Let’s go watch the sunset from White Plains Beach”. It’s a hit with everyone. Though on the western end of Ewa Beach’s coastline, the sand is wonderfully soft to walk on and your kids, like so many in this part of Oahu, learned to surf on the friendlier waves off its shoreline.

The slippers are kicked off and you and the family walk down to a nice spot to sit on just as the sun starts its descent. The deep shades that could only happen in Hawaii slowly emerge, then suddenly reach bloom fully across the sky to the delight of everyone on the beach. Then the colors gradually fade away, the curtain coming down to begin the cooler Ewa evening.

The drive home takes you on Essex Road, beside Hoakalei Golf Course and the residential/resort complex it’s part of. They’ve announced a massive shopping and dining complex at Hoakalei that will be right beside the lagoon. It won’t be open until 2020 or so, but you’re already curious to check it out.

The house, as always, seems to warmly welcome you warmly in the headlights. The kids run up to their rooms the moment you unlock the door, probably to check what’s going on online with their friends. You and your better half sit down together on the living room couch and finally let go of the day. You’ll both be getting up early so you enjoy the time you have together.

As you drift off to sleep that night you realize how fortunate you all are, living in a real house with a yard and space on Oahu and in an exciting time as the 2nd City adds more and more to your life and lifestyle. Buying here was the right choice, without a doubt. A sleepy smile begins to widen as you drift off blissfully.

Home for the Holidays – Mele Kalikimaka

So many of our friends on the U.S. Mainland ask if we celebrate the holiday season in Hawaii. The perception is that since we’re on a tropical island in the middle of the Pacific Ocean, it can’t possibly feel like Christmas – the truth is that it’s pretty much the same in Honolulu as it is in every major city and small town in the country, complete with professional performances of The Nutcracker  – except we have some local traditions that are uniquely Hawaii.

First of all, Santa does not come down chimneys in Hawaii – not a lot of homes in Hawaii have chimneys and those that do are generally in the cooler mountain areas of the Islands. Santa arrives in Honolulu by outrigger canoe – coming on shore at the beach in Waikiki.  Speaking of beaches, we may not have snow to make snowmen and snowwomen, but we do have sand. During the holiday season, on any of our beautiful beaches, you might catch a glimpse of Sand–a Claus and sandwomen and sandmen, along with other sand sculptures before the waves and/or tide wash them away.

Honolulu’s city lights are a sight to see just like other cities’ holiday lights and decorations, but here we get to see them from an open-air trolley as we sing Christmas Carols in our drive by. The Waikiki Trolley provides these fun nightly rides throughout December.

Another Santa creation that signals the start of holiday shopping is the huge Santa atop Ala Moana Shopping Center – the largest open-air shopping center in the world. Of course, each major shopping mall on Oahu from Ala Moana to Pearlridge to Windward and Kahala all have their own live Santa Claus to hold children on their laps and have photos taken with each little boy and girl. Shopping for gifts for the holidays starts on Black Friday with shoppers at most of the big-box and discount stores sleeping off their turkey dinners in the lineup outside the stores waiting to be first in line for the big sales of huge TV screens.

The Polynesian Cultural Center on the North Shore in Laie invites all to its Christmas at Hukilau Marketplace – the free holiday festivities include Santa, brilliantly lighted Christmas trees, train rides for keiki (children), live nativity performances, and Winter Wonderland Snow Days. If it gets chilly enough (that would most likely be around 67 degrees at night) the Hukilau Marketplace turns into a winter wonderland with real snow – Hawaii style.

Christmas Craft Fairs are a big deal in Hawaii. The Fairs are held at schools, churches, parks, and shopping malls throughout the month of December. Actually, they kick off in October for the really early shoppers. Communities all across Oahu: Mililani, Wahiawa, Kailua, Kaneohe, Waipio Gentry, Moanalua, Aiea, Ewa Beach, Sunset Beach, Aina Haina, and Waikiki draw people to the amazing arts and crafts made here in Hawaii. You’re sure to find the perfect gift for that special someone at one of these craft fairs.

And Christmas parades are also a favorite of communities throughout the Islands. No less than 21 parades during December light up the holiday scenes in neighborhoods as diverse as Kaneohe and Kaimuki or Haleiwa and Waimanalo. Along with the parades, individual communities, neighborhoods, streets, and homeowners take their holiday decorations seriously. Thousands of colorful, twinkling lights and movable decorations and fantasy scenes can be found on three cul-de-sacs in Mililani; computerized light shows amaze at several houses on Anapau Place in Waikele. People from all over the Island come to see this annual show. In Kaneohe, the street to find is Namoku Street that is transformed into Christmas Lane. Ewa Beach displays Da Ohana Christmas Light Show (Kapolei Parkway). On the other side of the Island, Hawaii Kai’s Candy Cane Lane in Mariner’s Village 2 is not to be outdone, although the folks at 1170 Akumu Street in Kailua have been putting on a Christmas light show (10,000 lights) synchronized to Christmas music for more than 30 years. Another must-see is the Kailiuli Christmas Spectacular in upper Makakilo for a nightly 13-song light show.

For the serious side of Christmas, across from Honolulu Hale is historic Kawaiaha’o Church. The Church was dedicated in 1842. King Kamehameha III led 5,000 worshipers in the dedication of this great stone church. The Church of the Alii (Hawaiian royalty), often referred to as the Westminster Abbey of the Pacific, holds traditional Christmas services with its candlelight service at 6 p.m. on Christmas Eve.   

Before church services, those of us who are football fans can watch the Hawaii Bowl on Christmas Eve at 3:30 p.m. at Aloha Stadium. This year it is the Sheraton Hawaii Bowl. Sheraton manages several hotels in Waikiki and if you are not into football, then join the rest of us who like to stroll from hotel to hotel along Kalakaua Avenue to see the lobbies decked in their fantastic finery for the holidays including some of the most intricate decorations you have ever seen!

The culmination of this month of festivities is New Year’s Eve when we can watch fireworks from the beach or the Great Lawn at Hilton Hawaiian Village, or at Ko Olina or, if those in our neighborhood bought a permit, it will be firecrackers for hours and the occasional “bomb” shaking our house. And, if several of the neighbors get together, the street will be filled with smoke from all the firecrackers. We won’t be able to hear our TV or breathe clean air for several hours until our trade winds pick up a little and blow it all out to sea.
